We are proposing up to 100 new homes, including 40% affordable housing, in a landscape-led development that reflects the character and rural setting of Linton, with 50% of space on site to be green and open to the community.

The proposals are being brought forward by Endurance Estates, a Cambridgeshire based developer, supported by a team of expert consultants.

They focus on strategic land promotion, using their extensive experience and skillset to bring forward high quality masterplans for both commercial and residential development. They use those plans to deliver successful places supporting the local communities in which they are located.
Endurance Estates has an ethos of public engagement and working alongside local, regional, and national stakeholders.

The site lies to the south of Horseheath Road to the east of Linton and is approximately 6.5 acres of land. Existing residential developments lie to the south and west.

Linton is a well connected village, with good links into Cambridge and Haverhill, including direct buses into Cambridge City Centre (via Addenbrookes Hospital and the Biomedical Campus) from Bartlow Road approximately every 20 minutes.

The site would be readily accessible to two local schools, an existing GP surgery, a pharmacy, a Post Office, and numerous High Street amenities an approximately 15-20 minute walk away.

Our Proposals

Our proposals will provide up to 100 high-quality new homes, including 40% affordable housing, within a landscape-led design that reflects the character of Linton.

High quality new homes

Up to 100 new, thoughtfully designed homes are planned, including 40% affordable housing, delivering homes in a range of sizes to suit different households. The majority of the homes will be three or four bed family sized homes, helping the next generation in Linton to put down roots and own their first home.
The new homes will centre sustainability throughout the design by being energy efficient and incorporating sustainable drainage, creating a resilient, low-impact community designed for the future.

Green space for everyone

Almost 50% of the land on site will remain green and become public open space, with places to walk, play and relax.
Tree planting, wildflower beds and new habitats will create a biodiverse, green space that benefits both people and wildlife. The development is designed to achieve more than 10% biodiversity net gain.
Children’s play areas will be incorporated into the landscape, with places to play along the way to encourage active lifestyles and closeness to nature.

A landscape-led, respectful design

The scheme will create a soft, green edge to the village, using new tree planting, hedgerow enhancement and open spaces to blend the development into its surroundings. This approach preserves views from the countryside and complements the character of Linton’s eastern edge.

Connectivity

The development will also be connected to the village with new walking routes, in addition to existing ones. A new footpath will link Horseheath Road to local rights of way and towards Bartlow Road. Additionally, the new public green spaces and play areas will be open to everyone to enjoy.
The development will incorporate traffic calming measures to make the roads safer for everyone, extending the 30mph zone east of the village to create a safer environment for pedestrians, cyclists and motorists alike.
